If you’re in the construction industry, then you know how important it is to have accurate as-builts.

As builts are detailed drawings of a property that show the exact layout and dimensions of each room.

If you’re looking for a way to get as builts, then look no further!

In this blog post, we will discuss how to obtain as builts from your local municipality or surveyor. We will also provide tips on how to use them effectively in your construction projects.

In case you are wondering, here are 5 reasons to get as built drawings

There are a several different ways to obtain as builts:

Visit Your Local Municipality

The first is to contact your local municipality or government office.

They may have as builts on file for properties in your area or the most recent blueprints that shows the layout of the property.

Typically, your local municipality will be the building department or the planning department which keeps building records and maps that show the layout of a property.

Building and planning departments are responsible for approving construction projects so they will have as-builts or the most recent blueprints on file.

To obtain these documents, you will need to fill out a records request form and submit it to the municipality. The municipality may charge a small fee for the copies of the as-builts.

Contact Project Designer

In case official departments don’t have record drawings of a property then the next stop would be the designer who designed the project originally.

The majority of the buildings are designed by an architect and an engineer and they are recorded on file.

Sometimes instead of architects, it can be a drafting person or a drafting company that created the drawings for the construction project.

Almost all architects and designers keep the original blueprints of their projects and have them in an archive.

The original blueprints might not be the perfect as built drawings showing existing conditions but certainly can very helpful to see the a building intended layout.

Designers usually keep the original plans in either a pdf format or physical blueprints if the project is considerably old. You will most likely need to hire someone to trace these drawings into a CAD format.

They will charge a fee to release the drawings and would charge even more if they release any CAD files or BIM files (building information modeling files).

Contact Project Builder

Even the general contractor, builder, or developer is kept on record for almost all construction projects so you can always consider contacting them in case an architect did not have the original design drawings.

It is considered part of best practices in construction projects to record as built drawings after the construction phase is completed and final inspection is done.

That’s why, contractors created as builts to document any deviations from the original design drawings or even design changes that happen due to site conditions.

Reach out To Professional As Built Surveyor

Another way to get an as built survey is to hire a professional surveyor.

This option may be more expensive, but it will ensure that you have accurate and up-to-date as builts for your project.

At Jay Cad, we generally recommend to building and design professionals to always obtain a fresh set of as builts for a project before starting any design or construction work.

Even if the homeowner has blueprints on file or if you are successful at obtaining the blueprints from your local municipality, consider documenting the property and create a fresh set of drawings of as builts.

We always recommend doing an as built survey to make sure that there were no deviations from the original blueprints, work with the existing conditions and to ensure that any work done without a building permit is also documented.
