The first is to contact your local municipality or government office.

They may have as builts on file for properties in your area or the most recent blueprints that shows the layout of the property.

Typically, your local municipality will be the building department or the planning department which keeps building records and maps that show the layout of a property.

Building and planning departments are responsible for approving construction projects so they will have as-builts or the most recent blueprints on file.

To obtain these documents, you will need to fill out a records request form and submit it to the municipality. The municipality may charge a small fee for the copies of the as-builts.

In case official departments don’t have record drawings of a property then the next stop would be the designer who designed the project originally.

The majority of the buildings are designed by an architect and an engineer and they are recorded on file.

Sometimes instead of architects, it can be a drafting person or a drafting company that created the drawings for the construction project.

Almost all architects and designers keep the original blueprints of their projects and have them in an archive.

The original blueprints might not be the perfect as built drawings showing existing conditions but certainly can very helpful to see the a building intended layout.

Designers usually keep the original plans in either a pdf format or physical blueprints if the project is considerably old. You will most likely need to hire someone to trace these drawings into a CAD format.

They will charge a fee to release the drawings and would charge even more if they release any CAD files or BIM files (building information modeling files).

Even the general contractor, builder, or developer is kept on record for almost all construction projects so you can always consider contacting them in case an architect did not have the original design drawings.
